Put a (Roof) Coat on—It Is Hot Out There
Summary By: eMotoX
EnKoat, a technology startup specialising in advanced roof coatings, is conducting a pioneering field trial of its IntelliKoat product on a 60,000-square-foot warehouse in Pedricktown, New Jersey. The coating, described by the company’s CEO Matthew Aguayo as “sunscreen for roofs,” is designed to regulate building temperatures by keeping interiors cooler in summer and warmer in winter, while also protecting roofs from weather-related damage such as ultraviolet rays, hail, and wind. This demonstration is part of a collaboration supported by the Wells Fargo Innovation Incubator (IN2) and investment partner Galvanize Real Estate, with the aim of validating the product’s real-world performance and energy-saving potential.
The IntelliKoat coating consists of two layers: one focused on thermal control and the other on weather protection. Early applications have shown promising results, including a significant reduction in internal temperatures at a Texas data centre, where the coating lowered roof surface temperatures from 140 to 86 degrees Fahrenheit, preventing equipment overheating and failures. Beyond temperature regulation, the coating also has restorative properties, strengthening ageing roofs and potentially extending their lifespan, which could help building owners avoid costly repairs or accommodate additional rooftop equipment.
The project benefits from the involvement of the National Laboratory of the Rockies (NLR), which provides independent testing and data analysis to ensure credibility and transparency. NLR’s role is crucial in bridging the gap between innovative concepts and market-ready solutions, helping EnKoat demonstrate the coating’s effectiveness to potential customers and stakeholders. According to NLR researcher Sajith Wijesuriya, the collaboration ensures that the technology delivers tangible energy and cost savings, moving beyond theoretical models to practical implementation.
Despite early successes, Aguayo acknowledges the challenge of raising awareness within the construction and property management industries about the benefits of such innovative coatings. Education and market adoption remain key hurdles, with the company relying on programmes like IN2 to facilitate technology transfer and customer engagement. The initiative also includes broader modelling work to assess the potential nationwide impact of widespread IntelliKoat adoption on energy demand and costs, highlighting the coating’s capacity to contribute to energy efficiency and sustainability goals on a larger scale.
